Please be aware that there will be more activity than normal in and around MidCity Lofts over the next several days. ABC Family/Disney will be shooting a made for TV moving in the Sky Lounge. Setup will begin tomorrow Thursday, October 23rd, filming will take place on Friday, October 24th and the crew should be all cleaned up and out of the Sky Lounge by Saturday, October 25th. We expect minimal disturbance to the residents, but would like you to be aware that there may be more activity then normal on the Sky Lounge level as well as in the Spring Street lobby.

On behalf of the Board of Directors and as a follow up to recent communications, I strongly urge each of you to return your consent form in favor of the three proposed amendments.
I would like to reiterate benefits the amendments will provide to you. The primary purpose of the amendments is to allow the Association to do the following:
- impose annually a minimal pet registration fee for pet owners
- redefine certain issues regarding the assessment of fines
- address and clarify leasing within the community.
The Board did not take the decision to draft these amendments lightly. We believe, in earnest, that these amendments are necessary to preserve our property’s value and to remain competitive with other comparable properties. Periodically, the governing documents require revision in order to meet these objectives. In addition, the Board is sensitive to the current economic environment and as such, is not proposing a reduction to the leasing caps as stated in our governing documents.
With respect to the amendment for the pet registration fee, this will benefit the community by compensating the Association for upkeep associated with the wear and tear on the building, new landscape maintenance and cleaning costs associated with homeowners’ and residents’ pets who are walked frequently in the common areas. Please note that this amendment does not provide for any breed restrictions for dogs owned/maintained on the property. The amendment focuses on the registration and registration fee for pets walked in the common areas.
An important additional benefit of this amendment relates to a requirement that pet owners will provide information to the Association concerning their pets. This can be extremely useful in emergency situations if the concierge team and property managers must coordinate the rescue of any pets. As you may know, pet registration fees are not unusual and there are currently other communities within the Midtown area that have such fees in place.
Considering the sizable investment that the Association is making to upgrade the common areas of the property, the fining amendment enables the Association to levy fines that are commensurate with violations and/or damage to the property. This will enable the Association to protect and preserve our/your investment.

MNA Land Use Committee Presentation On Density And Urban Design. We hope you will all be able to join us on Wednesday evening, October 8, for this informative meeting. While not necessary, this will help us plan for the event.
The recent MNA recommendation on the Atlanta Beltine Inc. proposed concept plans A & B for subarea-6, centered around residents concerns with density and transit oriented development. In advance of the ABI’s upcoming meeting on Monday Oct. 13 the LUC will be sponsoring a presentation on Density and Urban Design by noted Atlanta architect and Georgia Tech Professor David Green. This presentation is free and open to the public.

The design committee will be meeting with Mark Williams, MidCity Loft’s interior designer, on Wednesday, October 1st at 7:00 p.m. in the G2 conference room. The committee will be reviewing the costs and designs for the carpet and hallway renovations, as well as setting a target date for the installation of the new carpet.
